Rental Terms

Contract and Payment:

When lessee has received confirmation that the cabin in question is available, the cabin can be reserved for 1- one week. Within the end of this week the advance payment of 25% of the total rental amount must be paid to account no 9494 05 78712. Invoice will be sent from “PowerOffice”. Please use CID-number, 11 digits, when paying.

The remaining balance of the rental amount must be paid within 6 – six – weeks prior to arrival. If the booking take place later than 6 – six – weeks prior arrival, the full rental amount must be paid at the time of booking. When the rental amount is received by Lessor, you will get a confirmation, key-code and road description. The cabin is hired out for Lessee´s use and shall not be subject to sublet unless agreed by Lessor.

Rental period and arrival:

Minimum rental period is 2 nights.

Cancellation

The rental agreement for a cabin is mutually binding for Lessee and Lessor. Cancellation shall be in writing and is received by Lessor. If cancelled, the following charges apply: Within 45 days prior to arrival 10% rental period value or minimum 900 NOK is retained. Between 44 and 30 days 50% of the rental period value is retained and 29 or less days 100% of the rental period value is retained. For cancellations caused by the authorities decision, the Lessee will be given the option to change the booking to a mutually agreed later time. Should Lessee be quarantined or be ill, any claims should then be Lessors own insurer.

Lessees obligation during the stay

Lessee shall treat the cabin inventory and equipment inside and outside the cabin carefully in order to avoid damage, breakage and excessive tear and wear. Lessee is responsible for any damage on the cabin and/or the property caused himself or his guests & family and any damage cause by these, shall be compensated by Lessee. Should damage occur, Lessor shall immediately advise Lessee. Should damage caused by Lessor, his family and/or guests involve use of insurance coverage, then Lessee shall pay the insurance deductible.

Upon arrival and departure, Lessor and Lessee shall jointly inspect and approve the condition of the cabin in writing. The maximum number of persons – 6 -pr cabin, must not be exceeded unless prior agreed with Lessor. Lessee shall ensure housekeeping is properly done during the stay. Lessor shall keep the cottage clean and tidy during the stay. Prior to departure all rooms shall be tidied up. Dishwashing of cutlery, pots and other kitchen appliances shall be done by Lessor and is not part of general cleaning included in the rent. All waste shall be disposed of as per instructions prior to departure. There is a checklist in the booklet in the cottage and if this checklist is not followed prior to leaving the premises and that causes extra work, this will be invoiced at NOK 1.500 pr hour + VAT.

Complaints

Damage and shortages on equipment must be reported to Lessor immediately upon discovery. Complaints received after departure must be in writing and will only be valid to the extent repairs or replacements performed during the stay did not work out.

Disputes

Disputes shall be solved in accordance with Norwegian Law and jurisprudence. Lessee and Lessor accept the property´s venue in any and all disputes arising from the rental. These terms of rental are applicable for rental of cabins and premises by Nedre Sandaa Gaard AS / www.sandaa.no

What to Bring to Sandaa:

  • Sheets, duvet covers, and pillowcases (sleeping bags are not allowed). Bedding sets can be rented.
  • Towels, toilet paper, soap, shampoo, toothpaste, and other toiletries.
  • Detergent, dishwasher detergent/tablets, paper towels, dish towels, charcoal/bricks, and all food items.
  • Fishing rod, line, swimwear, fins, diving mask, snorkel, and other leisure equipment if desired.
